Monthly rental in Las Terrenas: how it works

A monthly rental in Las Terrenas sits between a holiday rental (by the night or week) and a one-year lease. Many houses, villas and apartments are offered by the month, on terms that vary a lot from one advertiser to the next. This guide explains what to look at, with examples from listings seen on 2 October 2026 for our initial catalog.
Minimum stay
Each advertiser sets its own. Among the listings that stated one, we saw minimums of 3, 4 and 6 months, and one agency kept its long-term offer for stays of 6 months or more. Most listings said nothing about a minimum stay, so ask before arranging a viewing.
Rent by length of stay and season
- Most listings give a single monthly rent.
- Some vary it by season: for example, one villa was advertised at US$1,800 a month in low season and US$2,200 in high season. According to travel guides, the high tourist season runs roughly from December to April.
- Others use tiers by length of stay, with a lower monthly rent beyond a certain number of months. We only saw this in listings from sources we consider less reliable, so treat it as a question to ask rather than a rule.
- Some homes are mainly holiday rentals that also offer a monthly rate.
In our initial catalog, advertised monthly rents in US dollars ranged from US$450 to US$3,600, with a median of US$1,350 (27 listings, indicative figures). The detail and limits of these figures are in the guide to the cost of living.
Rent versus estimated monthly cost
Rent is not the total cost. On Casa Terrenas listing pages, when the data exists, we show an estimated monthly cost: the rent for the length of stay you choose plus known fixed charges. Metered charges, electricity above all, are shown separately and are not estimated, and anything the advertiser does not state is marked "not specified".

Amount due on moving in
When you move in, the first payment usually combines several items, each to be confirmed:
- Rent in advance: one agency asked for 1 month.
- Refundable deposit: we saw 1 month's rent or fixed amounts (US$300 and US$500). According to legal summaries of Law 85-25, a deposit on a home cannot exceed two months' rent.
- Agency fee: no listing in our catalog stated one. Always ask.
- Electricity deposit, if the power contract is in your name: Luz y Fuerza asks for the equivalent of two months of estimated consumption, refunded when you cancel.
A worked example with hypothetical figures: for a rent of US$1,000 with 1 month in advance and 1 month's deposit, you would need US$2,000 on moving in, plus any agency fee.
Never pay an advance before viewing or verifying the home: a deposit demanded before any viewing is a common warning sign.
