Cost of living in Las Terrenas: observed rents and charges to budget for
Checked on October 2, 2026
A budget in Las Terrenas starts with the rent, but it does not end there: electricity is often paid separately, and other costs depend on the home. This guide sums up what we saw in public listings and what our sources say, with dates. The figures are indicative: they are neither a quote nor a price guarantee.
Rents seen on 2 October 2026
For our initial catalog, we reviewed public rental listings in Las Terrenas from agencies, portals and private owners. We kept only those giving a monthly rent in US dollars, and left out homes marked as rented and sources we judged unreliable. That leaves 27 listings: 19 apartments, 5 villas and 3 houses. These are advertised prices, not confirmed with owners, and some listings may be the same home posted twice.
| Advertised monthly rent | Amount |
|---|---|
| Lowest | US$450 |
| Median | US$1,350 |
| Highest | US$3,600 |
| Middle half of listings | US$850 to US$1,800 |
By number of bedrooms, from very small samples:
- 1 bedroom (3 listings): US$450 to US$850.
- 2 bedrooms (14 listings): US$650 to US$3,600, median US$1,325.
- 3 bedrooms (8 listings): US$1,000 to US$3,200, median US$1,650.
The highest figure is a beachfront apartment that is mainly a holiday rental with a monthly rate. Two more listings were priced in euros and are not included here.
Charges to budget for on top of rent
What is included varies a lot: only 8 of the 27 listings gave details of any charge.
| Charge | What we saw or know | What to do |
|---|---|---|
| Electricity | Extra and metered in 3 listings; tariffs set by the SIE (current amounts not seen) | Ask for recent bills |
| Water | Included in one residence; public supply by INAPA, with a documented shortfall in April 2024 | Ask about a cistern and who pays |
| Internet | Included in some listings, extra in others | Confirm the type and who pays |
| Gas | Extra in 2 listings | Ask: cylinder or tank? |
| Pool, gardener, security guard | No listing gave a cost | Ask whether included |
| Cleaning | Extra in one listing, included in another | Agree frequency and price |
| Condo fees | Included in one listing | Get it in writing |
On water: expat guides say tap water is not for drinking and people buy 5-gallon bottles (anecdotal source). Nationally, the press cites truck water at about RD$1,000 to RD$2,000 per load in some areas; that is a national figure, not specific to Las Terrenas.
If the electricity contract is in your name, Luz y Fuerza asks for a deposit equal to two months of estimated consumption, refundable when you cancel. More in the guide to electricity and power cuts.
Move-in costs
- Rent in advance: one agency asked for 1 month's rent in advance plus 1 month's deposit.
- Refundable deposit: besides that case, we saw fixed amounts of US$300 and US$500. According to legal summaries of Law 85-25, a deposit on a home cannot exceed two months' rent (see deposit and lease).
- Agency fee: no listing stated one. Always ask.
Each item has to be confirmed case by case. Never pay an advance before viewing or verifying the home.
Fuel and exchange rate
- Prices set by the Ministry of Industry, Commerce and MSMEs (MICM) for the week of 26 September to 2 October 2026, per gallon, as reported by Listín Diario: premium gasoline RD$353.10, regular gasoline RD$317.50, optimum diesel RD$306.10, regular diesel RD$270.80 and LPG RD$135.20. They change every week.
- Exchange rate: press reports put the Central Bank reference rate at around RD$59 to RD$60 per US dollar in early October 2026. Banks and exchange agents apply their own rates, which differ from the reference rate.
What we could not verify
- Current electricity tariffs in RD$/kWh, and how often power cuts actually happen.
- The price of a 5-gallon water bottle in Las Terrenas, and how many homes rely on mains water, a cistern or trucks.
- Grocery, transport and healthcare prices: without reliable sources, we do not give an overall monthly budget.
- Actual internet speeds and plan prices in the area.
- Typical agency fees.
