How it works: monthly rentals in Las Terrenas

Who we are

Casa Terrenas is an independent search and request platform for 1 to 12-month rentals in Las Terrenas (Samaná province, Dominican Republic). It is operated by THERD SRL, a Dominican company. The site does not belong to any agency, and the agencies shown are not necessarily our partners: the “Partner agency” label only appears when a written agreement exists.

Where listings come from

Websites of agencies and property managers in Las Terrenas, whose public listings we collect.
Public listing portals: in this case, the advertiser (agency or private individual) is not always identified.
Rentals submitted directly by agencies or owners, published only after review by our team.
Later on, rentals managed by Casa Terrenas, always marked “Offered by Casa Terrenas”.

Each listing shows the date of its last check and what kind of check it was (for example “Source checked on…” or “Confirmed by the agency on…”). A private owner appears as “Private owner”, without their name.

What we check

A genuine rental of at least one month. A nightly or weekly price is never converted into a monthly rent, and a listing that does not accept at least one month is not published.
The rent exactly as written in the source, with its currency and unit. Implausible amounts and large changes are reviewed by our team before they are shown.
That the listing is still in its source, which we check regularly, to spot rentals that have been let or withdrawn.
Discretion: we publish no contact details of agencies or owners, no exact addresses and no residence names. On the map, each rental is shown as an approximate circle of at least 300 m.
Photos: we only show photos whose right of use is established. Illustration photos are always labeled as such.

Anything the source does not state is shown as “Not specified”: we never make it up. What we cannot guarantee from a distance is the actual condition of a rental or its availability for your dates. That is why our team confirms with you before any viewing, and why you should pay nothing before viewing or checking the rental.

What “indicative” means

Rents, charges and conditions reflect what the source published on the date shown. They are indicative: not a quote, not a firm offer and not a guarantee of availability. The agency or owner may change them at any time, and some rents vary with the season or the length of stay. The amounts that count are those confirmed before signing and written in the lease. Conversions into another currency use a dated, indicative rate.

Rent and estimated monthly cost

Rent is only part of your budget. When you choose a length of stay, we calculate an estimated monthly cost:

the rent for the tier that matches your length of stay (no long-stay discount is assumed unless the agency publishes one);
plus known fixed charges in the same currency, for example condo/HOA fees, pool maintenance or a security guard;
metered charges such as electricity are flagged as “extra, metered” but never estimated, because they depend on your usage;
charges that are not specified are listed, and the total then reads “at least … per month”.

If the rent depends on the season, enter your arrival date; a stay that spans two seasons with different rents is not estimated. Lengths of stay are counted in months, with no pro rata for a partial month.

Amount due on moving in

Moving in usually costs more than one month's rent. The listing breaks it down line by line:

the month(s) of rent in advance;
the refundable deposit;
the agency fee, if any.

How a request works

Choose a rental and use “Request a viewing / information”, or fill in the request form for a broader search. Only your WhatsApp number is required, and you do not need an account.
If you wish, add your arrival date, length of stay (1 to 12 months), property type, preferred neighborhood(s), maximum monthly budget, number of occupants, pets, whether you need reliable internet for remote work, and your viewing preference (in person, by video or not yet).
Your request is received by our team, not by the agency or owner. Nothing is passed on to them automatically.
We message you on WhatsApp, check the rent, conditions and availability, suggest other rentals if needed and arrange the viewing, in person or by video.
You then decide whether to go ahead. The lease is signed between you and the agency or owner.

What a request is not

A request is neither a booking nor a rental commitment, for you or for the landlord. No payment is made on the site, and Casa Terrenas asks you for no payment at this stage. Never send a deposit or advance before viewing or checking the rental: see how to avoid scams.

Listing lifecycle

We check sources regularly, and each listing follows this cycle:

Checked: the source was read successfully; the check date is shown.
“To be reconfirmed”: the source could not be checked for more than 7 days; details may have changed.
Left out of calculations: after 30 days without a check, the listing stays visible with the “To be reconfirmed” label, but its rent is no longer used for price sorting or calculations.
“Probably rented”: the listing has disappeared from its source or is marked as rented there. The label stays for a few days, alongside similar rentals, and the listing is then removed from the site.

After checking with the agency or owner, our team can correct this status.

Sorting and the “Sponsored” label

Sorting by rent or by estimated monthly cost follows the real order. Sponsored listings may later be offered to agencies and owners: they will always carry a “Sponsored” label, be shown separately and never change the real order of results. Rentals managed by Casa Terrenas always carry the “Offered by Casa Terrenas” label.

Your data in brief

Only your WhatsApp number is required. At this stage we ask for no passport, bank card or proof of income.
The form has two optional boxes, unticked by default: passing your request on to the agency or owner of the rentals you are interested in, after we have checked them, and receiving new listings later. Leaving them unticked never blocks your request.
We do not sell your data or enroll you in any automatic campaign. The site uses no advertising cookies and no third-party analytics tools.
