The platform
What is Casa Terrenas?
Casa Terrenas is an independent platform that brings together rentals of 1 to 12 months in Las Terrenas: houses, villas, apartments, studios and rooms in shared homes. Listings come from several agencies, property managers and public portals; each one shows its source, check date, monthly rent and the known utilities and deposit. The agencies shown are not necessarily partners. Our team answers requests on WhatsApp and arranges viewings. The platform is operated by THERD SRL. For the full picture, see how it works.
Is my request a booking?
No. The Request a viewing / information button sends a request to our team: it is neither a booking nor a rental commitment, for you or for the landlord. We check the rent, conditions and availability, and then you decide. Nothing is reserved until you sign a lease with the agency or owner, and no payment is made on the site. Who contacts me after I send a request?
The Casa Terrenas team, on WhatsApp (or by email if you gave one). Your request is not received by the agency or owner, and nothing is passed on to them automatically. They can only contact you directly if you ticked the box allowing us to pass your request on, once we have checked the rental, or if you agree to it so that we can arrange a viewing. Keep an eye on WhatsApp after sending your request so you do not miss our message. More details: how it works.
Why is my WhatsApp number the only required field?
Because it is all we need to reply: our team confirms the rent, conditions and availability, and arranges viewings, on WhatsApp. The other fields (arrival date, length of stay, budget, neighborhoods, occupants, pets, remote work, viewing…) are optional: they help us narrow things down, but you can also share them later in the conversation. Rent, utilities and deposit
What is the difference between the rent and the estimated monthly cost?
The rent is the amount asked for the property, sometimes different depending on the length of stay or the season. The estimated monthly cost adds known fixed charges, such as condo/HOA fees, pool maintenance or a security guard. Metered charges such as electricity are flagged but never estimated, because they depend on your usage; if a charge is not specified, the total reads “at least … per month”. What utilities and charges should I expect on top of the rent?
It depends on the rental: each listing shows, charge by charge, whether it is included, fixed, metered or not specified. The most common ones:
- electricity, often metered. In Las Terrenas it is distributed by a private company, Compañía de Luz y Fuerza de Las Terrenas, which bills monthly by meter; to open an account in your name, it asks for a lease, an ID document and a deposit of about two months of estimated consumption, refunded when the account is closed;
- water, gas and internet;
- condo/HOA fees, pool or garden maintenance, a security guard, cleaning.
Ask who pays for what and check it in the lease. Since power cuts can happen, also look at the “Inverter or generator” filter in the rental listings.
Deposit and rent in advance: how much do I need when moving in?
Usually more than one month's rent. Each listing shows the amount due on moving in, line by line: rent in advance, refundable deposit and any agency fee. The total only appears when everything is known; otherwise the missing line is marked “to be confirmed”. For housing, Dominican Law No. 85-25 of 2025 on rentals caps the deposit at two months' rent. Pay nothing before viewing or checking the rental, and ask for a written lease and a receipt. It is all explained in our guide to deposits and lease agreements.
Can the rent shown change?
Yes, until you sign. The rent shown is the one published by the source on the date indicated: the agency or owner may change it at any time, and some rents vary with the season or the length of stay. The amount that counts is the one confirmed before signing and written in the lease. During the lease, any adjustment follows what the lease provides, within the framework of Law No. 85-25 on rentals: read that clause before signing. See our guide to deposits and lease agreements.
What does “To be reconfirmed” mean?
That the listing's source could not be checked for more than 7 days: the rent, conditions or availability may have changed. The listing is still available and you can send a request: our team will check with the agency or owner. After 30 days without a check, the rent is left out of price sorting and calculations (estimated monthly cost, amount due on moving in), but the listing stays visible with this label. Renting and viewing
Can I rent by the night or by the week?
No. Casa Terrenas only offers rentals of at least one month, up to 12 months. A nightly or weekly price is never converted into a monthly rent, and a listing that does not accept at least one month is not published. Can I view a rental in person or by video?
Yes. In the form, choose your preference: in person, by video or not yet. Our team arranges the viewing with the agency or owner after confirming availability. If you are still abroad, a live video viewing lets you see the actual condition of the rental and its surroundings. The exact address is shared when the viewing is arranged; on the site, rentals are only located by neighborhood. Request a viewing
What does the “Probably rented” label mean?
That the listing has disappeared from its source, or is now marked there as rented or unavailable. The label stays for a few days, alongside similar rentals, and the listing is then removed from the site. If you were interested in that rental, send us a request anyway: we will check and can suggest comparable rentals. Do you know a rental is already taken? Use the “Report this listing” button.
Living in Las Terrenas
How do the pets and remote work filters work?
The “Pets allowed” and “Internet” filters only include rentals for which the agency or owner states it. A criterion that is not specified never counts as “yes”: it is shown as “Not specified”. To see those rentals too, tick “Include unspecified criteria”, then ask our team to confirm the point. In the form, say whether you are bringing a pet and whether you work remotely: we will ask before any viewing. Which Las Terrenas neighborhood should I choose?
It depends on how you want to live. The town center and Pueblo de los Pescadores are walkable but lively and noisy at night; Las Ballenas, more residential, is still close to the beach and shops; Punta Popy is lively and right on the beach; Playa Bonita, Cosón and El Portillo are quieter but often require a car, as do the hills. Compare them on the neighborhoods page, then filter rentals by neighborhood.
Personal data and safety
How can I avoid scams?
Rule number one: never send a deposit, an advance or a “booking fee” before viewing or checking the rental (live video call, identity of the agency or owner, written lease). Be wary of an unusually low rent, pressure to pay quickly, a refusal to do a video call, or a request to pay by money transfer, cryptocurrency or into a personal account. What do you do with my data, and what are the two checkboxes for?
We use your details to answer and follow up on your request (follow-up messages, suggested rentals, viewings). The form has two boxes that are optional and unticked by default; leaving them unticked never blocks your request:
- passing your request on to the agency or owner of the rentals you are interested in, after we have checked them, so that they can contact you. Casa Terrenas may be paid by the agency or owner for this;
- receiving new listings later, by WhatsApp or email.
The text, version and date of each choice are recorded, and you can withdraw your agreement at any time. We do not sell your data or enroll you in any automatic campaign. Details: privacy policy.
How do I access or delete my data?
Use the data rights request form: access, rectification, deletion, objection or withdrawal of consent. Give the same WhatsApp number or email address as in your request; we verify your identity before replying, with a target of 30 days at most. To stop receiving new listings, simply reply STOP on WhatsApp. Even if you do nothing, inactive requests are anonymized after 12 months. See also our privacy policy.
Agencies and owners
I am an agency or owner: how do I list a rental?
Use the form on the List your property page: property type, neighborhood, monthly rent and currency, minimum stay, utilities and photos. You confirm that you are entitled to rent the property and to share its photos. Nothing is published without review by our team, and we never publish your contact details or the exact address. The same page lets you request a correction or removal, ask about future sponsored visibility or have us manage your property. No online payment; terms on request.
