Electricity and backup. In Las Terrenas, electricity is not distributed by Edenorte but by a private company, Luz y Fuerza de Las Terrenas, which bills monthly against a meter. Ask whether electricity is included in the rent or whether you must open an account in your name: you will then need the lease, a copy of your passport and a deposit equal to two months of estimated consumption, refunded when the contract is cancelled. There have been outages caused by faults on the line that feeds the area, so ask whether the house has an inverter with batteries or a generator, and what keeps running during a cut. Water. Ask whether the house has a cistern and a pump. In April 2024, after heavy rain damaged the aqueduct, Las Terrenas ran short of water and cistern trucks were sent in. According to expat guides (unverified), tap water is not for drinking, so plan on bottled water or a filter.
Internet. Claro offers fibre by sector in Las Terrenas: check that the exact address is covered or that the house is already connected.
Garden, pool and security. Agree in writing who pays the gardener, the pool maintenance if there is a pool, and the guard, and whether these are included in the monthly rent.
Furnished or unfurnished. Ask for an inventory with photos when you move in, even if the house has little furniture.
Deposit and lease. Law 85-25 of 2025 caps the deposit for a home at two months' rent and requires a written lease. Never pay a deposit before you have seen the house, and never by money transfer, gift cards or crypto.
